Lending Guidelines and Terms

  • We are a Private Lender specializing in loans to real estate investors and small business owners
  • Cost for typical rehab loan = 12% interest (annualized) and 3 points
  • Loan term = 6 months (3 month extensions provided at Lender discretion)
  • Loans up to 65% ARV
  • Require minimum Borrower cash participation of 10% of loan value
  • Require absolute first lien on property as security
  • Loan amounts between $80,000 and $500,000 per project
  • Borrower pays Lender legal fees (~$500) and wiring expenses…no other fees
  • Personal recourse required
  • We only lend to business entities (LLC, LP, corporation, etc.). No personal or owner occupied loans

Process

  • Email your lending project proposal, underwriting information, and lending application (if a new borrower) to info@pantheoncapadv.com. At your option, you may complete the new borrower application process before you have a specific project identified to save time later.
  • Once received, your project information will be reviewed and we will contact you with questions and any additional information we may need to make a determination on your project.
  • If your project receives preliminary approval, we will call you to schedule time to meet you at the property or schedule a third party property inspection.
  • Funding decisions are typically made within 24 hours of the physical property inspection.
  • If approved, we will send you a Commitment Letter outlining the terms under which we will fund your project.
  • If acceptable, you will confirm your acceptance of the terms by signing the Commitment Letter and emailing it back to us.
  • Our attorney will work with your closing attorney or title company to effect the necessary documents and process to closing.
  • On the day of closing we will wire funds in accordance with the Commitment Letter and Loan Documents.

APPLICATION AND BUSINESS PLAN FORMS

In keeping with one of our key business principals of keeping bureaucracy and administration to a minimum, we have created an application process that is simple and flexible while still ensuring effective underwriting. If this is the first project with us, you must first complete the Lending Application and sign the Authorization to Release Information. Please be sure to complete the application accurately and completely. Incomplete applications will not be processed. Background checks are normally completed within 2 business days of receiving the signed authorization form. Once approved as a borrower, all funding requests must be submitted on the Lending Project Proposal spreadsheet format provided below. Please note that the Project Proposal Form has four tabs and all four pages must be fully completed for us to consider your funding request. You are encouraged to submit any additional information that will help us understand your business plan and project design.
